HOBART was the only state capital to record a rise in average house prices, new figures show.

The Australian Bureau of Statistics house price indexes released yesterday show the only other capitals to record a lift were Darwin and Canberra, in the territories. All other capitals had falls in average house prices.

In the quarter to March, Hobart's house prices increased by 0.1 per cent.

The figures bucked the national 2.2 per cent drop.

The national figures were dragged down by Perth, Sydney, Melbourne and Brisbane.

It was believed prices had returned to levels recorded in the June quarter of 2007.

After strong rises, Hobart recorded a median house price of $291,000 in June 2007.

The figure then dropped for the September quarter before shooting back up to a record $310,000 in the December quarter of 2007.

The figures remained in the low $300,000s until global economic uncertainty tumbled them slightly in the September quarter last year to $294,000.

Real Estate Institute of Tasmania president Peter Bushby said house prices around the state were weathering the economic storm.

Figures to be released by the Real Estate Institute of Tasmania today show the state's house sales jumped 28.2 per cent in the March quarter.

The First Home Buyers Grant has contributed to that growth, representing 29 per cent of the total sales.

Hobart house sales jumped by 19 per cent in the past quarter to now account for 32 per cent of the state's total sales.

The strongest growth was in the first-home buyer territories of Glenorchy and Claremont.

But the positive report came with a warning that the good times may end abruptly if the Federal Government did not extend the first-home grant past June.

"As an industry, this has been a saviour and we don't mind the Government means-testing the suitability of people accessing the first-home buyers grant but it must remain if we want to keep putting people in a home," Mr Bushby said.

The Federal Government is considering the grant in next Tuesday's Budget.
