Since the place is quite, tidy and clean, so the landlord prefers someone that:
1) is willing to sign a one-year contract,
2) quite, clean and friendly, making the house suitable both live and study in;
3) mature post-graduates are welcomed, however, a quite undergraduate is also acceptable.
4) No parties, please!
5) Single only but no gender preference

Both rooms are furnitured and cosy.
